in their research that they did. This was from their 2023 survey. 87 % of home buyers were using some form of an online tool to search. And we actually see similar data coming out for sellers that agents who are utilizing video and who are utilizing technology, they are winning against agents who are not. In fact, 68 % of the agents who were using some form of video in their marketing

I mean, think about how we as consumers like to shop online or just shop in general now, whether it's for Amazon type things or even like I just thought of, I don't love comparing real estate to car sales, but think about Carvana. They changed the way that you bought and sold a car. And that's what buyers are expecting. They're expecting that

Amazon level speed, instant responses, a sleek digital experience, but things that still make it feel personal. And if you're still fumbling through like manual follow ups or outdated websites that take you to, uh oh, this page is broken, then that's no bueno. That's no bueno, folks.

Well, here's the other hard part. It's not just about you using technology. So maybe you're okay with like, I don't need to know how to use my phone or AI. I don't need how to do that. I'm really good with people. Okay, but your competitors are already using AI. In fact, I got a text message this week. How can they get over that?

Surprise, Yeah, the best thing to start with is by borrowing what other people are using. I make sure that I follow one or two pages on Instagram that are chat GPT, which is the one I mainly use their hacks and their different prompts and also things that people are realizing like the dash. Okay, as somebody who is a writer and loves these little fun things in

pronunciation or punctuation and everything. When I saw that apparently using an dash is a dead giveaway for AI, was like, but I love an dash, but I'm not going to, and when I use AI, yeah, it's obvious it's there. And I'm trying to stay on top of what other people are noticing is AI or not, what feels authentic or not. And so I'll remove it or I'll make it very, very unique.

But I wouldn't have known that without having that information in front of me. So first thing is find a page that is hacked for AI, specifically prompts, and see what other people are using. There's free GPTs out there too that are specific to what you're looking for. So start borrowing other people's prompts, but the next level agent customizes their GPT to fit their personality. Like Kristi was saying,

You know, people are like, this doesn't sound like me or I'd never use hence or Nestle or, know, let's dive in. yeah, right. Yeah. And, and you don't, and that's okay. So tell it that you don't and tell it the words that you like to use or the verbage that you use. And there's tools out there as well. And this may be a bit more advanced, but where you can upload your audio or your video. And it will recognize it will learn what your patterns of speech are, what your.

We didn't even talk about Claude. There's so many different ones. But here's what I would say, a couple of my favorite things. So again, we're just talking AI. A couple of my favorite things to do is content creation. So Kelcie mentioned content creation. I really like Grok. So that's X's AI.

The best thing you could do would be to spend probably 30 minutes to an hour at least with one of these tools. Just go in, be curious and get started. Make sure they're on your phone, right? So download it on your phone, have them bookmark and think how could AI help me do this better, faster, you know, and save me time.

Okay, speaking of authenticity, our next big in there three is video. It's just really, it's a great rule of thumb that if people can't see your face, they won't feel your value. Video, face-to-face, builds trust.

One of my favorite studies was done in 1970 by Dr. Albert Merabian I think is how you say his name but he did the three elements of communication which are body language, voice, and words. When we communicate face to face we pass the information and understanding through those three elements and it's not it might be surprised to find that the message isn't communicated

I kind of have a rule for myself. I will only allow myself to record something three times. And then I'm like, nope, I'm over it. Because I'll pick it apart and pick it apart and pick it apart.

And I know it works for some people, but a spreadsheet can't automate, right? Like you have to have a CRM to bring automation, even simple automations of like, well, actually Kelcie, you run the backend of the team and all of that. I'll let you kind of put in there, but...

Like we use tools like Zapier and NAN and IFTTT and Monday and Asana. And those are some really heavy lifting tools. And even for me, some of the stuff I, like I'm probably not going to learn how to use NAN. I'm just going to hire someone who knows how to use it. But I know that the tools exist and I know what they do. Kelcie, as you know, operations and kind of running all of the tech behind the scenes, what are some simple, easy tools that

real estate agents should be aware of an automation and what it could do for their business.

Yeah. And automation, think of it not as this like big old assembly line machine in the meta cloud doing things for you. It's, it's just simple, set it up one time, like rules basically that you can copy and paste sometimes, or, or, you know, like something as simple as an email template. This is where automating kind of started for me is when we get a new listing or a new buyer.

If you run a team, if you have a new listing, but you know, none of the marketing is done yet, the file, the broker file isn't done yet, you can automate an email to go out to your TC, maybe if you've got one, and with like, you know, new listing, something like that. And behind the scenes, IFTTT or Zapier sets up an automatic email when it's triggered by that new word to send them a form. And that form completes everything that

the marketing person, the listing coordinator needs to know for the marketing, know, does it have, are we gonna need Twilight photos? Are we gonna need Ariel? Is it occupied? What's the lockbox code? All those things, that's those back and forth emails that you're probably in a showing and your transaction coordinator needs to know the information for, and then it's like saving that hour that they've been waiting around maybe. You think about those little things where if they just send you an email with a specific phrase,

So if you are sick of your phone blowing up and not knowing if it's a listing, if it's like, you know, from a, from a sign call or from a Google or referral or spam, you know, and you're just so sick of it and you're not answering your phone, you're probably missing opportunities. So having a system like CallRail where you can assign phone numbers for certain lead sources.

and then they show up on your phone and say, sign call, I'm getting a sign call. That must save so much mental sanity. And just like Kristi mentioned, your CRM, your CRM probably has so much automated capacity and capabilities that you're not using in terms of action plans and just those little if this, that, that steps that can just take away a lot of your manual follow-up, you know, especially if it's an email or a text message that'll go out.

nice tools that you can use to have a more efficient process and to gain back time. And whether you want to reinvest that time back into your business or you want to reinvest it into your health and into your hobbies, it doesn't matter. The technology is moving so quickly. I understand that it can feel overwhelming, but that's where that growth mindset is really gonna kick in. You just need to dedicate some time. So let's come up with an action plan. Kelcie and I decided that we wanted to give you a take it and run action plan. So three steps. One, pick a tool, whether it's a chat GPT or a video tool or an automation, something, right?

Block an hour a week. Watch a tutorial. Watch a video. Test a feature. Play around. And then implement it. Don't just learn. Take what you learn and try it out.
